Based on the contractor’s approved budget, we manage this labor-intensive disbursement process so that our clients can focus on what they do best – originating. We offer a Standard Funds Disbursement system wherein the lender disburses the funds directly to the contractor, borrower or GCM in addition to a voucher control system called Contractor’s Checkbook in which the lender disburses the funds to GCM and we cut checks directly to the subcontractors and suppliers. At GCM, we’ll help you make an educated disbursement decision that best mitigates your risk.

GCM’s Funds Administration Service provides detailed resources designed specifically for our clients including:

• A state specific draw disbursement package for each contractor and /or borrower to introduce the procedures and filing process.
• A system of checks and balances to ensure the disbursement of funds isn’t out of compliance with the work in place.
• Budget Monitoring such as scope changes, change order and cost overruns.
• The gathering and review of all support documentation, such as invoices and lien releases in addition to the onsite inspection report and photos.
• A Recommendation from GCM evaluating all draw requests

The lender’s only responsibility is to disburse the funds directly to the borrower and/or contractor or to GCM for distribution.
